The project was to bring several of the existing offices together over five floors of office space totalling in excess of 90,000 sq.ft, as well as an external feature terrace and plant area. Whilst four floors were taken from a Cat A status, the first floor on which the executive meeting rooms and kitchen were formed was taken from a shell and core condition.

From an operational prospective this project provided significant challenges with the base build contractor not achieving practical completion until some 10 weeks after our own commencement. With DTZ taking initial occupation over three of the floors only nine weeks later, it was imperative that the Ibex team worked very closely with not only our client but also the landlord and base build contractor, to ensure our client successfully achieved this critical date.

The works themselves included services modifications across all of the upper floors with a full installation to the first floor and new MER room with external terrace plant install. Architecturally, the general office areas included Komfort partitions, specialist joinery to the breakouts, new shower rooms and general-purpose meeting rooms including AV. To the lower floors we constructed a full kitchen, business lounge and executive meeting rooms which were formed with a floor to ceiling height in excess of 3 metres, these areas had significant amounts of specialist joinery together with Optima office fronts and full height doors, part of the works also included the installation of a new ‘skyfold’ dividing wall and feature staircase incorporating a number of finishes around the glass treads.
